You have waited to update your small kitchen into the perfect entertainment spot, transform your bathroom into a personal spa getaway, or add on to your existing home with a new lanai.  Now, you are ready to get serious about your dream home!  Such an exciting venture, but remember preparation makes such an adventure memorable.
  •        Know what you can afford.  Some homeowners saved their pennies and pay cash, but others might need financing.  With so many options, talk to a professional for greater insight.  Some contractors have financing options.  The bank may offer an equity loan against the equity in your home.  Still, other options exist.  Just research the options since every homeowner’s situation is unique.
  •       Be realistic about the extent of your project.  Budget plays a big role in determining the best plan.  For example, some homeowners want all new cabinets in the kitchen; instead, leaving the boxes and putting new door and drawer faces with new hardware proves just as exciting and more budget friendly.
  •       Do your homework researching materials.  For example, HGTV notes, granite counter tops range in price from $45 to $200/square foot.  There are ways to reduce the price such as reducing the thickness.  Other counter top options include quartz, marble, and Corian.  Floor coverings provide another example of a range of options such as porcelain or ceramic tile, square or rectangle, laminates or real wood.  Understand the difference in durability, price, and installation methods.  Your contractor can answer these questions and provide direction.
  •       Decide what you plan on doing yourself; remember, be realistic!  Sometimes tackling a project yourself seems achievable in the moment, until you dive in and realize you do not have the skills to achieve a successful outcome.  In some cases, the project ends up costing more or devalues your home.  
  •       Talk to the professionals.  Homeowners usually get 3 estimates from different contractors.  While the lowest price might be your inclination, consider other aspects of the encounters, such as likability of the contractor, reputation in the community, and whether he/she has a license.  Working with someone you trust and communicate easily with affects the flow of the project and the outcome.  Read reviews from local sources.  Request references from the contractor.  Look up the license at Florida Department of Business and Professional Regulation.
  •       Stay open minded, and change the plan if needed.  Remember the space and the return on investment.  Consider your market and decide the best updates that add value to your home.
